Check in is from 3pm on the day of your stay and departure from 11am. Early check in and late check outs are available depending on room availability - enquire on booking. Unfortunately, we are unable to guarantee a particular room or any features in the room but please let us know your requirements and we will do our best to accommodate them.
The Terms and Conditions detailed below apply to all bookings whether made online at www.northhousecowes.co.uk, by telephone or in person. They equally apply to any bookings made through third parties, in addition to any Terms and Conditions the third party may impose. When you make a booking, your contract (which includes these Terms and Conditions) will be with North House. All rates are subject to availability; all bookings are taken at the discretion of North House. North House has a minimum age requirement of 18 years old to book a hotel room. If you arrive at the hotel and are under 18 years of age you will not be permitted to stay alone. We may require photo ID as proof of age. Please note: we charge an additional £15 per night per cot and £20 per night per z-bed. We allow a maximum of one cot or z-bed per booked room, this is subject to space and category which is at the discretion of North House.
Group Bookings & Events Bookings
Should you be making a Group Booking for five or more rooms or making a reservation during a key sailing or marked event (Events Bookings) you are required to pay the full amount for the whole reservation up front to confirm the reservation. The dates of these key events may be accessed by contacting North House. This booking deposit is non-refundable upon cancellation at any time from the point of confirming the reservation through payment of the full amount up front. Group Bookings and Events Bookings are available on a first-come-first-serve basis and require the full amount payable to confirm the reservation with North House; any provisional bookings of these types are at the Manager’s discretion.
We require card details upon making a room reservation with us. We accept American Express, MasterCard, Maestro, Visa & Visa Delta.
Please note: Payment for the balance, plus any extras, items used in the room or items taken away from the room, is due on departure from the hotel and can also be made by use of North House Gift Vouchers.
What happens if you need to cancel?
If booking direct via our online booking engine, email or over the phone we offer a 72-hour booking cancellation policy. This means that reservations must be cancelled up to 72 hours before the booking in order to avoid a charge for the value of the full stay.
Please note: if your reservation falls into the category of our Group Bookings & Events Bookings the full payment made to confirm your reservation is non-refundable at any time from the point of confirmation.
Please note that if bookings are made via Booking.com, reservations are non-refundable and will be fully charged at the time of booking.
Cancellation by North House
Very occasionally, we may have to cancel your booking. We will tell you as soon as possible and offer you alternative accommodation of the same or higher standard, or offer a full refund. Which of these we offer is at the Manager’s discretion. We regret that we cannot pay compensation or any reimbursement of any expenses or costs you may incur as a result of any such Cancellation or change.
A charge of £45 will be taken in the event of a lost key. This covers the change of lock, key fob and the cost of a new key.
We are more than happy to post any lost items subject to the costs of postage. Due to the high volume of lost property we reserve the right to give to charity or dispose of lost property if it is unclaimed 2 weeks from the stay date.
We reserve the right to charge your credit or debit card for any damage done to your room during your stay or for any items that are missing when you leave.
North House cannot accept responsibility or pay any compensation where the performance or prompt performance of the contract is prevented or affected by reason of circumstances which amount to “force majeure”. Circumstances amounting to “force majeure” include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation (which cannot reasonably be remedied to a satisfactory standard before the start of your stay) through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic and all similar situations beyond our control.
All guests are required to abide by North House’s Smoking Policy and to all applicable no-smoking governmental laws, rules and regulations. No smoking is allowed inside North House at any time. North House reserves the right to prohibit or limit smoking in any area of the grounds at any time at its sole and absolute discretion.
North House reserves the right to designate certain outside areas of North House as smoking areas and to change the location of these areas at any time. All guests are requested to respect the wishes of all other guests as regards smoking and to refrain from smoking in a particular area when requested to do so.
Liability of North House
North House, its servants and/or agents shall not be liable to any guest for any loss, damage or injury suffered by them or their property, howsoever caused, save in respect of death or personal injury to guest to the extent caused by the negligence of North House, its servants and/or agents.
Invalidity & Waiver
If any of these Terms is found by a court or regulatory body to be invalid or unenforceable, all other provisions shall continue to apply to the maximum extent legally permitted. No waiver of any of these Terms & Conditions shall be effective unless made in writing by North House and signed by a Director. No waiver (or non-enforcement) shall be construed as a waiver or any subsequent breach.
Interpretation of the Terms & Conditions
These Terms and Conditions shall be governed and construed in accordance with English law. All guests agree to submit to the exclusive jurisdiction of the Courts of England.
